Building and property for sale: 15 Church Street, Annapolis Royal, Nova Scotia

Built in 1888 as a restaurant, this three story wooden house sits on a 4861 sq. foot property. On one side of the building is a gravel driveway, and on the other is a walk-in garden which leads to a large private fenced backyard with shed.

Zoned commercial/residential, the property is the only retail venue on the historic Annapolis Royal Farmers and Traders market, established in 1965. Formerly the site of provincially renowned Market House Gallery, established in 1981, it is the present location of Lucky Rabbit Pottery, established in 1999.

The layout of the building is such that the public enters through the front door at street level into a shop or gallery. The back rooms of the first floor are work spaces plus a half bath. There are two entrances to the second and third floors. Currently light-filled living space, they would also make fantastic studios.

The zoning and location alone are what comprise the market value of this property. The rest is bonus, and there is plenty of that as you will discover, beginning with  a long-standing legacy of goodwill between the arts community and the general public.

The person who buys this house will be self-motivated and independent, with a flair for working with the public and community gatherings. It is a wonderful space for a family, or several self-employed entrepreneurs, would make a great co-op, restaurant, bakery, or…….we will leave it up to you!

Welcome to 15 Church Street, Annapolis Royal, Nova Scotia, present site of Lucky Rabbit Pottery, but soon to be your new dream location.

You can see the roof of our house peeking over the market shoppers above. Built circa 1888, this lovingly cared for home retains many of its historic features, upgraded with modern charm. It is an ideal spot for a small family or a group of adults who want to live and work their dream. The only retail location on the historic Annapolis Royal farmers market, this commercial/residential building in the heart of the community is a rare gem.

From the long weekend in May until Thanksgiving the thriving outdoor farmers market takes place every Saturday morning. All you have to do is open up. Many, many loyal supporters and collectors have been returning for years, willing to pay top dollar for quality work. Here is a typical view from the doorstep in mid summer.

Customers can park in the main town parking lot, right across the street. This is also the drop off and pick up location for children on their school bus to the local elementary school.image

There is a deck off the kitchen door over looking the back yard. It is surprisingly  private for the downtown location, and is a favorite place to gather or rest.

We are a stone’s throw from the town wharf where, among other things, a group gathers for daily Tai Chi practice. As well, it is the site of the only wooden boat haul up on the Bay of Fundy .

For a small town of 500 citizens, this community is simply amazing! Called by some the “Perfect Tiny Town”, it boasts an unbelievable array of offerings.
Annapolis Royal and area play a special and unique role in Canadian history. The first permanent European settlement in North America north of St. Augustine, Florida, was established at Port Royal in 1605.
From that time until 1749, Port Royal, or Annapolis Royal, was frequently the military and administrative centre of Acadia or Nova Scotia, which covered a substantially larger area than the present Nova Scotia.
* Annapolis Royal was designated the ‘most livable small town in the world’ by the U.N. in 2004, is one of five ‘Cultural Capitals of Canada’, and the recipient of numerous other national and international awards.
*all levels of public schools
* a cooperatively run Community Health Centre with 6 doctors and a nurse practitioner
* King’s Theater with live music, performing arts, movies and film society
* ArtsPlace – an artist run centre and art gallery
* National historic parks, Fort Anne and Port Royal
* the only tidal power plant in North America – where the Annapolis River joins the       Bay of Fundy right in town
* the award winning Annapolis Royal Historic Gardens
* this is a gardener’s paradise with a special micro-climate, zone 7-8
* museums – the O’Dell House Museum, the Sinclair Inn and the North Hills Museum

Annapolis Royal is an arts friendly, child friendly, gay friendly, dog friendly… well… just plain friendly town. It is an old fashioned place where people take the time to say hello, children can play outdoors and are known by name, and people are wonderfully supportive of one another. It is a great place to raise a family. We are not leaving…we love it here. We are at the time of life where we need to slow down a little, and step aside so that someone else can benefit, as we did, from this most wonderful house/home/studio and shop. We know you will love it!
